Adding space to your home

In Addition

Have you thought about adding space to your home or property? There are so many things to consider, among them there are a few that stand out as pretty important.

1. How would you add on? Many answers to this question are possible. The first step would be to contact a qualified architect who is licensed. Architects can take your ideas/needs and make them come to life in plans that can be viewed and will be necessary for a general contractor to use. Also, they can do the background research to see if there are set-backs for your property and where certain lines are located that dictate where structures can be placed on a property. This knowledge alone could radically shift where/how an addition can be completed on the property.

2. Who should you hire? This is a critical component, you must hire someone who is qualified and has a sterling reputation to complete quality work. Make sure you can see references. Assuring your contractor is licensed is important and making sure they are INSURED is critical. Any contractor working on your home should be insured. This reduces your liability should any accidents occur to anyone working on your home during renovation. In speaking with references, ask how the contractor worked in scheduling and keeping on schedule. Also, make sure you work out terms of payment CLEARLY prior to work beginning. Have this agreement in writing to squelch issues that could be confused during the duration of work.

3. Do I need to consult a real estate professional? YES! This is important to analyze the value you are adding to your home and if it is worth it. If you ever plan on selling your home, this consultation is a must. Adding square feet to your home contributes greatly to your return on investment should you sell the property. You do not want to be the largest home with the best features in the neighborhood. Location greatly dictates the price of your home, and the surrounding properties’ values will determine the value of your home. Even if a buyer is willing to pay the price you want for your home, an appraiser will have to present the facts. If no home/property as sold in your neighborhood or immediate surroundings close to $500k, don’t expect to get that for your home. The value of your home after said addition should be considered in determining how much or how great of an addition you should add to your property.

Keep these important questions in mind when considering adding-on. With these issues satisfied, your addition will be something that is worth the time, headache, and end-result!
